The Real Estate Coach

When It Comes to Real Estate, Paul McGarigal, the Real Estate Coach, Covers All the Bases

Buying or selling a house involves much more than putting up a “For Sale” sign in the front yard. Is the house listed correctly? Do the neighborhood, schools and amenities align with the buyer’s ultimate goals? Does the seller need a quick turnaround? There are many pieces to the puzzle that need consideration.

However, the most important aspect both buyer and seller should consider is the expertise and integrity of the Realtor who is entrusted with this significant financial transaction. The best choice would be one who intimately knows the area, how to determine realistic market values, and has a proven record of excellence and success.

Fortunately for Southwest Orlando residents, Paul McGarigal of Re/Max Properties S.W. Inc. is the perfect choice. McGarigal, who has lived in Dr. Phillips for more than 40 years, can coach clients through their entire real estate process, from buying or selling to leasing or becoming a landlord. In fact, he is widely known as The Real Estate Coach just for that reason. McGarigal knows practically every neighborhood, builder and homeowners association in the Southwest area, which covers Bay Hill, Dr. Phillips, MetroWest, Ocoee, Williamsburg, Windermere and Winter Garden. Throughout the span of 30-plus years, he has sold approximately 2,500 homes in this niche area, ranging in price from $250,000 to $1 million.

McGarigal believes in taking a personal approach, because he realizes that clients need to develop a trusting relationship before they enter into such an important agreement. He starts by inviting them to his home office where they can ask questions and chat in a comfortable setting. McGarigal wants to make sure the fit is right for both parties. Most agents require a six-month listing agreement — McGarigal does not. His philosophy is that if a client is not happy with him, they should have the option to switch to another Realtor at any time without a financial penalty.

McGarigal also is very thorough when it comes to evaluating a home’s worth. He has developed a 10-item checklist to determine the condition of the house. On that list are such things as the ages of the roof, appliances, paint, carpet, air conditioner, flooring, plumbing, etc. Based on the answers and other factors, he can calculate a realistic price.

“I actually do more in my market analysis than most appraisers do in their appraisal,” he said. “If a house is priced right, it will sell.”

Sometimes, people are not able to buy a home so leasing becomes a great option. McGarigal has partnered with a national company that will purchase a rental and sell it to the renters when they are ready to buy. Or a family may choose to rent a property until they find their dream home to purchase. To accommodate these situations, McGarigal created the “Rent Now, Buy Later” program that features an “early out” that enables a renter to buy a home before their lease is up, with no penalty, as long as he is the broker.

Dansco, named after his two sons, Daniel and Scott, is the property management arm of McGarigal’s business. It is natural for homeowners to be a bit hesitant to lease out their home. However, the concerns and potential headaches of being a landlord are easily solved by Dansco, which handles all aspects from tenant selection to collection of monthly rent, to maintenance and repairs. McGarigal’s company uses its own established service providers to take care of the lawn, pool, maintenance, etc. So the level of quality and condition of the home are always monitored. He has developed a long-lasting and trusting relationship with these vendors.

McGarigal is a tireless champion of the Southwest community. He supports education and sports programs, as well as is an integral player in the ongoing success of Dr. P. Phillips YMCA. Combining his connections, business acumen and the sheer force of his friendly, outgoing personality, McGarigal has made a significant impact on the Dr. Phillips Foundation Scholarship Fund. He was presented with the YMCA’s 2014 Ronnie Walker Unsung Hero Award that honors individuals who selflessly give their time and talent to the YMCA’s cause. In addition, McGarigal created an endowment to be used toward the YMCA’s outreach component. The gift will be memorialized as the Paul McGarigal Family Child Development Center.

“I’m very proud of that, because I wanted to do something for the kids,” McGarigal said. “I think the Y is the hub of the community.”

Community involvement, philanthropy and passion to grow the economic development of Southwest Orlando to make it a premier destination to live, raise a family and spend golden years sums up McGarigal’s philosophy.
